This is the presentation to show why we chose the Biloxi area in Mississippi.
Really, there are certain reasons why we chose this area. But the main one is because it’s an emerging market. It offers appreciation with rental demands and unmatched government incentives.
I challenge anyone to find another opportunity that comes even close to this one in the US market.
The Government incentives are really what make this an attractive investment opportunity. The first is the 50% bonus depreciation, and this is considered by a lot of people to be one of the largest tax shelters ever offered by the federal government. The second is the Small Rental Assistance Program, and back on the homepage, you will find several videos on each of this, that go on detail on how these apply towards you.
We are targeting 3 specific areas in 3 different counties which are:
- Hancock County
- Harrison County
- Jackson County
I will go into detail of each later in the presentation
The casinos are a huge factor in the growth of Biloxi and the surrounding areas. Biloxi is expected to be the third largest gambling market in the country, and employs over 40,000 in this industry alone, not to mention spouses and children that also come alone with these casino workers
Casinos have already started to register record revenues, since the state legislature has changed the law, and now allows casinos to be built on land as opposed to water. Before the hurricanes, there were 8 casinos that were operational in Biloxi. There are now estimated to be 22 casinos in the Biloxi area alone. Jimmy Buffet Margaritaville is a great example where the 1st phase of the plan is $1.2 Billion.
So, besides casinos, there are other factors to support and help grow the emerging market. The Governor was heavily criticized for his response to Katrina’s victims, but has since made consideration while creating legislation to help rebuild the Coast. Not only do individuals utilize GO Zone depreciation, but so do businesses, and that is a major reason why several major corporations like Chevron and Rolls Royce have decided to reside here. One of the biggest problems that employers complain about is the lack of housing for their prospective employees.
There are a couple of great facts that I think sums up the potential of this area. The first is that 48% of all the new jobs in 2007 were in Harrison County alone. The second is that out of the 45,000 homes destroyed in the immediate Gulf Coast area, at least 20,000 were rental homes.
We chose to build modular homes for several different reasons The first is that these homes are built in a controlled environment which saves on the cost of construction, and this is passed on to the buyer. These homes are also stronger than stick built homes which will lower the insurance premiums because these homes are destined to withstand winds in excess of 160 miles an hour. Katrina’s winds ran at about 125 miles per hour. These homes are also elevated on stilts to comply with FEMA’s building standards on their advised flood based maps.
Now, these are not your typical trailer homes like a lot of people think. I urge you to go back to the home page of the website and on the right hand side you will see a video that was done by the Discovery Channel specifically on the homes that we chose to build and it specifically targets the Gulf Coast area, so it’s a very relevant video.
We’ll now move on to the different areas that we chose to build in. The first is Hancock.
Hancock is a very popular area to build in for a few reasons. One, it has a high land there - it is the highest in the area. Second, is because it has a great price. A lot in this area is $8,000 compared to 15 or 20 in the other counties. There is also a large employment pool here. You have the NASA Stennis Space Center which recently approved the 2nd launch site for the space shuttle. This is supposed to be the area where civilians can pay to go into space, and that new release is expected to employee 3,000 more people. Hancock hospitals are also a large employment pool in this area.
We are targeting specially Bayside Park, which is a new development. It’s within miles of the Gulf Coast and very near to the Silver Slipper Casino.
In Harrison County, we are focusing on D’Iberville, both west and east of 110. This is right at the intersection of 1 and 10, and this is going to be a great area. Locals really like this area because first of all, it is close to Biloxi. It’s close to the action, right at the casinos. It is also at the intersection where there is going to be commercial development, shopping malls. You are going to have Wal-Marts etc. It also has a few casinos, right now, the Monarch and the D’Iberville Casino and Resort. They also have plans for a few more in the future. So, it will all be its own little community attached to Biloxi as well. This school system is also great here, and is rated level 5 which is the highest standard that is given by the state of Mississippi.
Jackson Country is a desirable county as well. This is the county where Ocean Springs resides in, which is a very niche, high desirable area to live in. It’s just east of Biloxi over the Bridge. We are focusing on Golf Park Estates which is just minutes from the down town Biloxi strip. The nice thing about Golf Park Estates is that it offers the amenities of Ocean Springs, yet it also doesn’t have the huge price tag that comes with Ocean Springs. A lot in this county is about 15,000 as opposed to 25 or 30 right in Ocean Springs. This area also has a highly regarded school system that is rated at level 5.
